Cats Welcome. No Dogs, Birds or Fish. Emotional Support Animals require documentation from licensed NYS healthcare provider and ESA must remain with tenants at all times.
No Smokers
Proof of fully paid rents for previous 24 months. Proof of rent payment can include rent receipts, landlord letter, payment confirmations, etc. Less than 24 months of rental history or first time renters require a co-signer.
Rent Subsidies (DSS, Disability, etc.) shall provide voucher amount, support worker contact info, and/or award letter.
Copy of Current Lease and utility, cable or internet bill wit matching name and address
Minimum Credit Score 650
Minimum combined income is triple rent
All adult residents must complete a separate application and all must satisfy requirements

Deposit, pet fee, and annual water and trash fees are due when signing lease
Cats are permitted with $100 pet fee. There are no dogs, birds or fish permitted. Other pets negotiable.
An on-site maintenance crew is available for repairs and assistance.
Several buildings have private coin laundry rooms reserved for tenants.
Reserved off street parking is available in several buildings for an annual fee. On street parking is easy and free.
The City provides trash and recycling pick-up. Recycling bins may be provided by the landlord and are also available at city hall. 28-38 First Street has a dumpster and single stream recycling. Large items like furniture can be picked up by the City by contacting Dept. of Public Works. Compostable food waste can be dropped off at the Farmers Market each Saturday.
A family business based in Troy since 2008, we work everyday to improve our home. We live where we work and strive to bring Troy back to life and help our tenants discover its beauty.
